Tuesday, August 26, 2003 - Board Meeting Minutes
Called to order at 7:37 PM. The minutes from the July 22 meeting were approved.
Treasurer’s Report: Printed on the back of the minutes. Income from the collection of six dues payments was reported. As of the meeting, dues remained outstanding from five homeowners. Sincere thanks to Daniel for his continued efforts to ensure that all dues are collected. Expenses mainly related to two lawn cuttings, the purchase of mailbox paint and the painting of the entrance sign were also reported.
Homeowner Comments:
A homeowner living on top of the hill (on the left side of Stoney Creek Drive when you first enter MCS) has experienced inadequate water pressure, an occasional total lack of water as well as sediment in the water. Albemarle County Service Authority is aware of this issue and is presently taking pressure measurements through MCS. In an effort to better determine the breadth of this problem within MCS, all homeowners experiencing similar water related issues are asked to contact Christina Cavaliere (rccavalieres@yahoo.com or 923-0366).
A homeowner expressed concern with standing water and inadequate drainage issues related to a neighboring property. Further information is needed to determine the source of the problem and whether or not it is a health department and/or VDOT concern.
A homeowner expressed concern regarding the maintenance/appearance of a neighboring yard. The Board will investigate the concern and further discuss possible courses of action at the next Board meeting.
Committee Reports:
Architectural Review Committee
An application for a rear yard fence was reviewed and approved.
Sally Mank showed the Board a potential mailbox alternative and has offered to further research its viability.
In response to a letter from the Board, the builder of the home on Lot 92 has agreed to plant two shade trees in the front of the property.
2. Grounds and Maintenance
Albemarle County Service Authority advised that their contractor reported that he has completed the removal of cut and felled trees and shrubs from sewer easements. However, some homeowners have reported that felled trees remain on their property. Joe will follow-up with ACSA.
Catherine Reynolds will periodically replenish the Dogipot stations with fresh bags. Thanks!!!
3. Social
National Night Out was a great success. Many thanks to Monticello Fire and Rescue for stopping by with the fire truck, letting the kids climb aboard and answering lots of questions. Also many thanks to David Cooper for organizing the event and providing great refreshments for all to enjoy.

Disclosure packets may be obtained from Don Lepsch 295-3648. Mailbox paint may be obtained from Sally Mank 963-7962.
Only newspapers and magazines are now recycled at the curb. If you wish to recycle; other items must be taken to the McIntire recycle center next to the county building on McIntire Rd. They also recycle books or you may find some you want.
Next Meeting- Tuesday, Sept 23 7:30 PM at Christina Cavaliere’s house, 1654 Shady Grove Court. All homeowners are invited to attend.
