Board Meeting Minutes
1. The meeting was called to order at 7:35 pm. The minutes from the July 23 meeting were approved.
2. Treasurer's Report: One homeowner dues remains outstanding. MCSHOA is on track with the budget despite slightly higher expenses due to mowings, sign repair and pond treatments.
3. Homeowner comments: An email was received outlining concerns about dog waste, mailbox repairs and grassy areas reverting to natural settings.
4. Announcements:
MCSHOA P.O. Box # is 1283. Annual fee is $68.
MCSHOA Registered Agent is now Peter Caramanis.
Kim McCormick will now be handling the distribution of Disclosure Packets.
COMMITTEE REPORTS
1. Architectural Review
One application for a regarding change to a driveway was received and approved. Application forms can be picked up in the box in front of 1556 Stoney Creek Dr. Please submit ARC applications at least 30 days before you plan to do the requested work on your property. Turn in completed applications to Don Berard at 452 Hidden Ridge Rd.
2.Grounds and Maintenance-
VDOT has repaired a washout problem on Hidden Ridge. VDOT reminds us to maintain our gravel driveways to prevent ruts and to keep gravel from washing out on the road.
VDOT has investigated and will repair an area along Stoney Creek Drive that has a gravel accumulation. Additionally, an area along Copper Hill will be cleaned up by VDOT.
Joe will pursue with VDOT the possibility of applying wild flowers (like those found in some highway medians) along areas of MCS common areas.
The Dogipot installation has been delayed due to communication problems with Miss Utility.
Colored paint samples for the MCS entry sign were distributed and will be circulated among directors and interested homeowners attending the meeting. It was agreed to repaint the sign with an earth tone that would compliment the stone pillars and would be consistent with the color scheme of our neighborhood.
3. Social
The August 6th Ice Cream Social and National Night Out was a success with between 50-70 residents attending.
A pond trail exploration crew is being formed. Residents are asked to contact David Cooper if interested in hiking around the pond during a weekend in September to explore the possibility of blazing a walking trail.

The Monticello Avenue server does not allow the posting of a classified page. Alternatives for a classified page will be investigated.
OLD BUSINESS
1. Community Survey Discussion
The possibility of a MCS playground will be researched and investigated including liability concerns and umbrella insurance coverage.
A welcome team for new residents is being considered. If you've recently moved into MCS please contact a board member or fill out the New Residents form on the MCS website.
An Architectural Review Board form will be developed for use on the MCS website.
The Social Committee will investigate the possibility of a MCS pot luck for October. Mailboxes are in various states of disrepair. Please pay attention to your mailbox's condition. Free paint is available from Sally Mank. Call Sally at 963-7962. For information on total mailbox replacement please contact Daniel Greene at 296-2479.
NEW BUSINESS
Snow's Garden Center Project - The Albemarle County Review Board has approved Snow's plan for constructing contractor storage buildings surrounded by extensive landscaping. The project is now in the public hearing phase regarding consistency with the county's comprehensive plan and zoning.
