Tuesday, July 23, 2002 - Board Meeting
Minutes
1. Call to Order: The meeting was called to
order at 7:40 pm. The minutes from the June 25 meeting were
approved with one minor spelling correction.
2. Treasurer's Report: Printed on the back of
the minutes.
3. Homeowner comments:
- There has been some confusion among homeowners regarding
easements. Easements, including the one reserved on all
lot lines in MCS, typically do not permit public use. An
easement is like a contract between two people allowing
one to use a portion of the other's property for a
particular purpose. For example, a utility easement only
allows utility companies to use a portion of the
grantor's property to lay and maintain utility lines.
Please respect your neighbors' property, including the
portions which may be designated as easements.
COMMITTEE REPORTS
1. Architectural Review
- Sally Mank is joining the Architectural Review Committee.
- The application for a new home on lot 87 has been
approved.
- A fence on Arrow Wood has been completed and approved.
- Application forms can be picked up in the box in front of
1556 Stoney Creek Dr. Please submit ARC applications at
least 30 days before you plan to do the requested work on
your property. Turn in completed applications to Don
Berard at 452 Hidden Ridge Rd.
2. Grounds and Maintenance
- VDOT has approved the installation of a Dogipot station
along the 1700 block of Stoney Creek Drive. The other
station will be near the intersection of Whispering Oaks
and Arrow Wood. Dixon's Trash Service will do weekly pick
ups from the stations.
- The MCS entry sign has been repaired. The sign will soon
be in need of painting. Color paint samples will be
brought to the next meeting.
- The sink hole problem on Shady Grove has been corrected.
3. Pond
- The floating hearts have been successfully eradicated.
The Board approved a mowing around the pond area
4. Social
- No report. Volunteers from MCS are being sought to assist
with this new committee.
OLD BUSINESS
1. Mill Creek South Web Site
2. National Night Out
- National Night Out is coming to MCS Tuesday, August 6.
Watch your mailboxes for a flyer with more specific
information or check out the MCS web site.
3. MCS Survey
- There were 52 respondents out of 204 occupied lots
(25.5%). Survey results are on the MCS web site (here). The
Board will investigate taking action on survey proposals
and resident comments in upcoming meetings.
4. Pedestrian/Bike Path
NEW BUSINESS
1. MCSHOA P.O. Box
- The Board approved the rental of post office box for
Association business.
2. Registered Agent
- Pete Caramanis was approved to be the legal Registered
Agent for MCSHOA.
Next Meeting - Tuesday, August 27, 7:30 pm at
Doug Horwitz's house, 1508 Stoney Creek Drive. All homeowners are
invited to attend.
Tips and Reminders: *Please observe 25 mph
speed limit. **Mailboxes and posts should be painted with Duron's
"Shore Beige." Mailbox primer and paint are available
without cost from Sally Mank.
