Tuesday, June 25, 2002 - Board Meeting Minutes


1 Call to order. The meeting was called to order at 7:40 pm. The minutes from the May 21 meeting were approved.

2. Treasurer's Report: Printed on the back of the minutes. All but one of the residents who are delinquent on their homeowners dues have been contacted and payment is expected soon. One shade-tree rebate has been submitted.

4.COMMITTEE REPORTS

Architectural Review-

  1. A split rail fence has been approved on Arrow Wood Drive.

  2. An application for a new house on lot 87 has been submitted after several consultations with the review committee. The application seemed to be in order.

Application forms can be picked up in the box in front of 1556 Stoney Creek Dr. Please submit ARC applications at least 30 days before you plan to do the requested work on your property. Turn in completed applications to Don Berard at 452 Hidden Ridge Rd.

Grounds and Maintenance

1)The two DOGIPOT Pet Stations have arrived. The board approved expenses associated with the installation of the devices and finalized the location of the two stations. One will be located near the intersection of Whispering Oaks and Arrow Wood and the other along the 1700 block of Stoney Creek Drive near the speed limit sign. Arrangements are being finalized with one of the local trash companies for emptying the stations.

2)A tree in one of the common areas fell into a resident's yard. Funds were approved to have the tree removed. Although this tree did no significant damage, the board will review its insurance policies regarding this type of accident. Residents are encouraged to inform a board member if you feel a tree in one of the common areas is in danger of falling so it can be inspected and/or removed.

3)All Seasons does not think the sinkhole in the Shady Grove ravine is as serious as previously thought. Filling in the sinkhole has been postponed.

4)Erosion on Hidden Ridge was brought to the attention of the board and is being investigated.

5)The MCS entrance sign has been damaged and may need repainting


POND
Aquatic Services has applied the second treatment of Rodeo for the eradication of floating hearts. Efficiency of the application will be evaluated to see if any more applications are necessary.


OLD BUSINESS

1. No trespassing sign - The board is looking into recent court rulings about these signs.

2. Online Newsletter - We have obtained web space on avenue.org and are currently working on the website. Content of the website was discussed. The goal for publication of the web site is still the beginning of August.

3. Emergency Action Resolution - The board approved two resolution authorizing emergency expenditures and routine grounds expenditures from the Association budget.

4.Community Survey - A number of community surveys have been turned in and will be passed around to board members. A summary will be included on the website.


NEW BUSINESS

Public Hearing. The county of Albemarle will hold a public hearing regarding an asphalt path along Avon Street Extended. Pete Caramanis will attend as a representative of the MCSHA expressing the sentiment expressed at last year's general meeting that the path should be on the west side of Avon Street (MCS side) to minimize commercial traffic crossing the path.

Tips and Reminders:

  1. Please observe 25 mph speed limit. There are many small children, babies in strollers and pets.

  2. Mailboxes and posts should be painted with Duron's "Shore Beige." Mailbox primer and paint are available without cost from Sally Mank.

  3. Clear drainage ditches of standing water to avoid mosquito breeding grounds.

  4. The social committee is still in need of members. If interested, contact David Cooper.
