Tuesday, May 27, 2003 -Board Meeting Minutes
Called to order at 7:35 PM. The minutes from the April 22 meeting were approved.
Treasurer’s Report: Printed on the back of the minutes.
Homeowner Comments: A homeowner expressed concern about her mailbox being damaged and inquired if similar occurrences had been brought to the Board’s attention. The Board is aware of one other recently damaged mailbox.
Committee Reports:
1. Architectural Review-
No new applications were received this month.
Sally Mank, chairwoman of the ARC, presented a draft revision of the Architectural Review Guidelines. A revised draft, incorporating comment/suggestions stemming from the ensuing discussion, will be developed and redistributed to the Board. Sincere thanks to the ARC for their hard work.
Several homeowners have requested the name of a contractor who will repair or replace the Mill Creek South custom-made mailbox. However, no contractor interested in providing individual repair/rebuild service can be found. As a result, the Board and the ARC are researching commercially available mailbox alternatives. The goal of this project is to provide homeowners with the option of purchasing a reasonably priced and readily available Association approved mailbox.
2. Grounds and Maintenance-
Lawn mowing of common areas is continuing on a bi-weekly basis, weather permitting.
Chandler Tree Care has completed a second phase of tree felling.
Entrance sign repair and painting has been started, however, completion of the project has been delayed due to the weather.
The Committee has been advised by the ACSA that due to excessive rain, removal of the felled saplings from common area sewer easements will be delayed.
Reminders - It is the responsibility of each homeowner to clear the culverts on their property of any leaves or debris that may disrupt proper drainage and result in flooding and mosquito proliferation. Also, when walking in the street please face traffic for safety.
3. Social –
Sign posts for the walking trail need to be put up once the weather permits. Please contact David Cooper or sign up for email updates through the website mailing list if you are interested in helping.

Please take a minute to look at the Service Referrals link. It provides a great way for homeowners to share experiences (good and bad) with a particular vendor and serves as a wonderful resource for finding referred vendors to get work done. Additions to the list are always welcome and are easy to do!
Avon Path Update: Paul Muhlberger of Albemarle County Public Works Dept. reports that the project is awaiting approval from VDOT to install an urban section (curb and gutter) with intermittent asphalt path from Mill Creek South to Mill Creek.
Letters will be sent to several waste management companies soliciting service and pricing options. While each homeowner may individually contract with any waste management company, potential aesthetic and economic benefits (i.e. common pick-up days and reduction in cost/household) may exist from a more community-wide trash collection provider.
New Business:
The board elected Farrell Vangelopoulos Secretary. Thanks to Don Lepsch for filling-in the past 2 months.
