Board Meeting Minutes
1. The meeting was called to order at 7:50 pm. The minutes from the April 2 meeting were approved.
2. Treasurers Report
Printed on the back of the minutes. All Association financial records are now recorded in Quick Books and Excel. The balance of Association checking account reflects an addition of $2,000 from a deposit not previously recorded. Twelve past due notices will be mailed to residents who are delinquent on their home owners dues.
3. Announcements:
D&O Insurance now has names of new officers included on Association policy
For the immediate future Sally Mank will continue to provide disclosure packets
A welcome letter from President Pete Caramanis was approved to be included in future disclosure packets.
4. Homeowner comments
Concerns about brush piles appearing in common areas
Favorable comments on dog waste receptacles (see Grounds and Maintenance report below)
Concerns about solicitations door-to-door. David to investigate possibility of posting "no solicitation" sign at entrance
Requests for more subdivision social interactions. A social committee was recommended and approved . David Cooper will chair this committee to promote more neighborhood interactions.
COMMITTEE REPORTS
1. Architectural Review - Two applications approved. Another application is awaiting approval.
Application forms can be picked up in the box in front of 1556 Stoney Creek Dr. Please submit ARC applications at least 30 days before you plan to do the requested work on your property. Turn in completed applications to Don Berard at 452 Hidden Ridge Rd.
Don reported a need for a new architectural review committee member soon. If interested please call Don Berard at 923-0022.
2.Grounds and Maintenance -
The presence of dog waste in common areas and on private lots continues to be a major concern. The idea of installing anchored trash receptacles (with bags) along with signage reminding owners to clean up after their pet was approved. Two DOGIPOT Pet Stations will be purchased and installed in common areas. One will be located near the intersection of Whispering Oaks and Arrow Wood and the other along the 1700 block of Stoney Creek Drive. Joe Gottlieb will investigate engaging the services of a trash service for regular pick up of waste.
The lights for the Mill Creek South entry sign were repaired and the board approved and authorized the expenditure.
3.Pond
The board approved expenditures up to $1,500 to Aquatic Services for the eradication of floating hearts from the pond. Temporary signs will be posted at the time of treatment noting the application of Rodeo.
4. Neighborhood Watch - No report.
OLD BUSINESS
1. Budget for 2002 - Approved as presented
2. Online Newsletter - Updated pages and additions were submitted to web master.
3. Yard Sale - Scheduled for May 4 from 8am-12pm. Sally will place ad in the Daily Progress.
NEW BUSINESS
1. Emergency Action Resolution - Pete will draft a resolution outlining procedure authorizing emergency expenditures from Association budget. Resolution to be discussed at next meeting.
2. Community Survey - A survey is forthcoming this summer to solicit resident ideas for Mill Creek So.
3. Next Meeting - Tuesday, May 21, 7:30 pm at Doug Horwitzs house, 1508 Stoney Creek Drive. All homeowners are invited to attend.
