Board Meeting Minutes

1. The meeting was called to order at 7:10 pm. The minutes from the Oct. 22 meeting were approved.

2. Treasurer’s Report: Printed on the back of the minutes. One partial homeowner dues remains outstanding.

3. Homeowner comments: Neighborhood Watch reminds homeowners to keep their doors and windows locked while at and away from home. Note: The Board appreciates the input of all homeowners and thoughtfully considers their comments and suggestions. Please do not hesitate to contact us with an idea or concern.

COMMITTEE REPORTS

1. Architectural Review

• An application for construction of a garage is currently under review.
• Several homeowners have inquired about the name of their house color. Each lot’s color is on file with the ARC. If you’re uncertain of the name of your house (Duron Paint) color contact Don Berard.
• Application forms for architectural changes can be picked up in the box in front of 1556 Stoney Creek Dr. Please submit ARC applications at least 30 days before you plan to do the requested work on your property. Turn in completed applications to Don Berard at 452 Hidden Ridge Rd.

2. Grounds and Maintenance

• Mowing has been suspended for the season though the Board did approve one more mowing around the fire road.
• The Dogipots are still getting lots of use. Thanks to all dog owners who clean up after their pets and are utilizing this new neighborhood resource!
• A homeowner received permission to fell a diseased tree on her property.

3. Social - No report.

OLD BUSINESS

• The first phase of the pond walking trail has been completed. The trail head is located at the end of the Whispering Oaks cul-de-sac. The Board will investigate posting an entry sign at the trail head. Also, the trail head will be landscaped with some pampas grass. Those interested in trail maintenance and completion of second phase of trail please contact David Cooper.
• MCS entrance sign colors and design samples will be prepared and reviewed by the Board at an upcoming meeting.
• The Board’s proposed covenant revisions are being prepared for distribution to all homeowners for comments and feedback. Following the survey of homeowners a special meeting for all homeowners will be scheduled with a target date of January.
• A quote is being secured from a local trash vendor for tiered rate for subdivision and for the subdivision as a whole.
• The Board approved use of a welcome card to go to all new MCS homeowners. Sample cards will be reviewed at a future meeting.

NEXT MEETING- Tuesday, December 17 at 7:00 pm at Don Berard’s house, 452 Hidden Ridge Road. All homeowners are invited to attend.

Tips and Reminders: *Please observe 25 mph speed limit. ** When walking during darkness please wear bright clothing with reflectors or lights to alert motorists of your presence. ***Please be mindful that our covenants require that dogs be kept on leash at all times when they are off your property. ****Mailboxes and posts should be painted with Duron’s “Shore Beige.” Mailbox primer and paint are available without cost from Sally Mank.*****The Board wishes you a safe and happy holiday season!
