Board Meeting Minutes


1. The meeting was called to order at 7:40 pm. The minutes from the September 24 meeting were approved.

2. Treasurer’s Report: One partial (5/12ths) homeowner dues remains outstanding. The Board approved transferring $2,000 from the operating account to the common area reserve fund.

3. Homeowner comments: (1)Concern expressed from a resident about changing the current color of the entrance sign to an earth tone. (2) Concern expressed about the maintenace status of the common areas. (3) Concern expressed about nearby barking dogs disturbing the peace.Note: The Board appreciates the input of all homeowners and thoughtfully considers their comments and suggestions. Please do not hesitate to contact us with an idea or concern.

4. Announcements: The proposed Avon Street walking path should be surveyed soon by the Albemarle County Planning and Public Works Departments.


COMMITTEE REPORTS

1. Architectural Review- No report. Application forms can be picked up in the box in front of 1556 Stoney Creek Dr. Please submit ARC applications at least 30 days before you plan to do the requested work on your property. Turn in completed applications to Don Berard at 452 Hidden Ridge Rd.

2.Grounds and Maintenance- *The Dogipots are getting lots of use. Thanks to all dog owners who clean up after their pets and are utilizing this new neighborhood resource! ** Mowing continues. Now that Hunter Craig has declined to mow his remaining undeveloped lots Joe will investigate which lots need to be mowed and the Board will assess the impact on next year’s budget. *** Due to drought conditions the planting of wild flowers in certain common areas has been deferred.

3. Social - No report.

OLD BUSINESS

* The pond walking trail committee is in place. If you’re interested in participating in building and maintaining a trail contact David Cooper. The initial trail survey and preliminary blazing is scheduled for Saturday, November 2 at the Whispering Oaks cul-de-sac at 12:00pm. The rain date is Sunday, November 3 at 1:00 pm. Bring trail blazing tools. ** Entrance sign colors and design samples will be prepared and reviewed by the Board at an upcoming meeting. ***The Board reviewed, discussed, revised and approved a Summary of Proposed Covenant Revisions originally drafted based on an October 8 meeting.


NEW BUSINESS

* A waste management company contacted the Board and proposed offering subdivision service. The Board will contact this vendor as well as other waste disposal services and solicit bids based on the number of homeowners that may choose to participate in a group rate.

NEXT MEETING- Tuesday, November 26 at 7:00 pm at Daniel Greene’s house, 1450 Stoney Creek Drive. All homeowners are invited to attend.


Tips and Reminders: *Please observe 25 mph speed limit. **Please be mindful that our covenants require that dogs be kept on leash at all times when they are off your property. ***Before digging or planting remember to call Miss Utility to prevent hitting utility lines.****Mailboxes and posts should be painted with Duron’s “Shore Beige.” Mailbox primer and paint are available without cost from Sally Mank.
